What type of renovation do you perform on the Turn Key Properties?

All Turn Key Properties will be completely renovated by licensed professionals.  All systems will be updated to code, along with cosmetic upgrades (new flooring, paint, kitchen and baths updated, etc.).  Before and after photos of renovated properties are available upon request.

How do I qualify for Owner Financing?

You must have good credit and be able to get approved by one of our approved lenders for a no seasoning rate and term refinance.

How are you able to sell properties at such a large discount?

Our acquisition team works with banks to ensure we get the best available properties at the best prices.  Because we buy in bulk, it allows for us to keep our purchase price much lower than those who only buy a few properties per year.  Also, our in house construction and management divisions significantly reduce our renovation and tenant placement costs.

What are the costs involved with your Owner Financing?

We do not charge any points for this loan.  You will be required to pay closing cost which will be insurance, attorney fees, and other standard closing costs.  The $5000 will be used as your down payment, not to pay high financing costs like most Owner Financing or Bridge Loans.

What are the advantages of buying a Turn Key Investment Property?

You will acquire an income producing property immediately without having to go through the head aches of dealing with contractors and taking calls from potential tenants.  The single biggest mistake new real estate investors make is to underestimate how costly and difficult it can be renovating a property.  Contractors not showing up, work not being completed properly and in a timely manner, permit issues, budget overages, etc.  We shoulder that burden for you.
